Guest Investor Residence in Hungary in 2026

Hungary's guest investor residence permit is the route frequently marketed as the Hungarian Golden Visa.

Current investment options

Current OIF guidance lists two qualifying investment bases:

  • at least EUR 250,000 in qualifying investment fund shares issued by a real-estate fund registered with the Hungarian National Bank; or
  • a financial donation of at least EUR 1,000,000 to an eligible higher-education institution for educational, scientific-research or artistic-creation activity.

For the fund-share route, current guidance requires the relevant investment to be held/block-structured for the required period, including a 5-year blocking condition in the official evidence rules.

Current OIF guidance does not list a direct EUR 500,000 residential-property purchase as an available investment option. Older articles or embassy pages that still show that route should not be used as the current authority.

Validity and work rights

The guest investor residence permit can be valid for up to 10 years and may be extended for another 10 years. OIF states that holders may work in Hungary without restriction and may also carry out qualifying independent/business activity.

A visa for guest investors, where required, is a separate entry step from the residence permit itself.
