Real Estate Owner Residency in Saudi Arabia in 2026
The Real Estate Owner Residency product links Premium Residency to qualifying residential real estate in Saudi Arabia. The current Premium Residency Center criteria distinguish completed-property ownership/use from qualifying off-plan purchases.
Completed residential property
The Center currently publishes a minimum qualifying property value of SAR 4 million. The property must be residential, and the published conditions exclude mortgaged property and undeveloped land. Applicants should verify the required valuation, title and property-status evidence directly with the Center.
Off-plan residential property
For the off-plan category, current product material requires a qualifying residential unit worth at least SAR 4 million from a developer accredited by the General Real Estate Authority.
The published payment condition requires at least SAR 1 million or 10% of the property value, whichever is higher. The Center's current criteria also restrict mortgage financing/mortgaging for the qualifying property.
Duration and fee
The residence duration is tied to continued qualifying ownership/use under the product rules. The published product fee is SAR 4,000, separate from the acquisition price, transaction costs, registration, tax, financing, valuation, maintenance, and other property costs.
Property ownership rules and Premium Residency rules are separate legal layers. Do not assume any Saudi real-estate purchase automatically creates residence rights. Re-check the Center's product page and applicable real-estate rules before committing capital.
